Fareham Shopping Centre, located between Portsmouth and Southampton, with many leading retailers and brand names was built in two phases. In 1975, a reinforced concrete structure was erected to form the original centre which was subsequently extended in 1981. Evidence of spalled concrete was apparent in the original works. The centre owners commissioned Larsen Contracts to carry out a condition survey to assess the extent of the works required to reinstate the concrete. On successful completion of these works and completion of the tender process, Larsen were awarded the overall refurbishment project as Main Contractor. The main finding from the survey was low cover to the reinforcing steel which was resulting in the carbonation of the steel and spalling of the concrete. Larsen’s solution involved high pressure water jetting to clean all concrete surfaces, followed by mechanical breakout of the damaged areas and blast cleaning of any exposed reinforcement. All of the damaged areas were then reinstated using a BASF hand placed repair mortar system. The entire surface of the concrete reinforced elements were then treated with a protective and decorative anti-carbonation coating.
